Job Description Long-term BookkeeperBe a part of the Village Properties at Sunriver family!Village Properties at Sunriver, LLC. is a family-owned business and this is a fantastic opportunity to join our growing company! We are looking for an energetic and self-motivated man or women to join our Long-term team.Job Description:

• Accounts Payable/Receivable – post and pay bills via check or online bill pay. Saving copies of checks printed in designated file on the cloud-based drive. Posting tenant accounts with corresponding utility charges. Pay outstanding bills before the owner draws (15th of each month).
• Assisting with property and tenant files in Appfolio and hard copy files. This includes posting new, recurring charges, and setting up the ACH for Owner draws in AppFolio and on the banking side.
• Setting up a 3-Way Trust. Reconcile all bank accounts using the Real Estate Board requirements and forms. Village Properties at Sunriver owner to sign off on these forms monthly.
• Posting rent and owner payments.
• Final accounting for tenant move outs.
• Preparing “year-end statements" along with 1099’s and to deliver to the long-term property owners by 01/31 via owner portal or by mail. File electronically with the IRS by 03/01 and ODR by 01/31. (Check due dates annually as it is subject to change).
• Setting up new vendors in AppFolio and verifying their license/insurance information. Set up on the banking side if vendors are being paid via “online bill pay.”

Position Requirements:

• Quickbooks / Appfolio or similar accounting software
• Valid driver’s license
• Reliable transportation
• Ability to work independently and remain motivated
• Ability to work well with others
• Strong attention to detail
• Ability to follow instructions
• Ability to pass a background check and drug test
• Understanding of accounting & State/Federal Requirements
• Invoicing commercial clients
• Processing owner draws on or before the 15th of each month
• Addressing past due rents, utility or other payment with tenants and Property Manager as directed
